GHAZIABAD: The UP Housing Board is offering a festive-season discount of up to 15% on plots and residential units in the Siddharth Vihar township until March 31.
Covering over 635 acres, the township is 30% developed, yet its prime location makes it an attractive residential area. Situated along the Delhi-Meerut Expressway, it is just a 5-minute drive from both the Ghaziabad rapid rail station and the Shaheed Sthal metro station.
Last year, the board increased plot rates by Rs 6,180 per sq m, raising them from Rs 58,820 per sq m. Currently, a 100 sq m plot in the township is priced at approximately Rs 65 lakh. Officials report that buyers can receive a 15% rebate on flats by making payments within 60 days, while a 10% rebate is available for payments made between 61 and 90 days after booking.
The housing board has 56 plots in the 72 sqm category, costing between Rs 93 lakh and Rs 1 crore, and 101 plots in the 112 sqm category, ranging from Rs 1.5 crore to Rs 1.6 crore. The pricing of the plots varies based on their locations. For instance, a flat facing parks or green belts, or situated at a corner in the 72 sqm category, is priced Rs 4 lakh over the base price of Rs 93 lakh. Meanwhile, park-facing plots situated along roads 18 meters wide or more have an additional cost of Rs 11 lakh over the base price.
In the 112 sqm category, plots facing parks or green belts and corner plots are priced Rs 7 lakh above the base price of Rs 1.5 crore. Those that are park-facing and have road access of 18 meters or more are listed at Rs 18 lakh above the starting price of Rs 1.45 crore.
