NAGPUR: MahaMetro has launched Land Use Action Plans (LAPs) pursuant to the Transit-Oriented Development (TOD) strategy to convert Nagpur’s Metro corridors into dense, multimodal growth areas. This was stated by MahaMetro MD Shravan Hardikar during the second session of the Advantage Vidarbha event on Sunday.

According to Hardikar, regions within a 500-meter radius of Metro stations will experience increased development density and enhanced land-use efficiency. The LAPs aim to transform station precincts into cohesive urban hubs, ensuring seamless connectivity and improved last-mile access. These zones will facilitate mixed-use development, bringing together offices, educational institutions, retail, healthcare, and residential areas in proximity to transit, he added, emphasizing that Global Capability Centers (GCCs) are expected to emerge along these corridors, facilitated by direct Metro access.

Hardikar emphasized that beyond physical infrastructure, fostering a vibrant social ecosystem is key to attracting and retaining high-value talent in Nagpur. He noted that mobility alone is insufficient and that cities vying for GCCs must provide a high quality of life that appeals to young professionals through entertainment, cultural venues, and an engaging urban atmosphere. “GCCs will thrive where there’s vitality,” he asserted, highlighting that despite challenges such as water supply, urban migration continues due to strong social infrastructure. Building livability, he concluded, is critical to Nagpur’s growth trajectory.

Shifting focus to business strategies, NIT chairman Sanjay Meena announced that the New Nagpur Business District is being developed to remedy the city’s historic absence of a defined commercial center. Collaborating with national and international consultants, this district is being designed as a globally competitive business hub.

Meena revealed that the city is planning infrastructure for the next 20 years, including a 140-km new ring road, multimodal and industrial corridors, along with dependable water and power supplies. To enhance the ease of doing business, he mentioned that structured land allotment and streamlined, fully online approval processes are being established to facilitate smooth operations for both domestic and foreign companies.
