AHMEDABAD: Although the city is experiencing an uptick in redevelopment projects, developers are reporting that inconsistencies in the registration process are causing delays. The Urban Redevelopment Housing Society Welfare Association has reached out to the state government, highlighting that some sub-registrar offices impose a 1% registration fee based on jantri rates, while others charge a flat fee of Rs 100. The association is calling for a standardized registration process throughout the state.
According to association president Jitendra Shah, “Ahmedabad holds significant potential for redevelopment. Currently, over 600 societies are negotiating with developers. More than 150 redevelopment projects have been completed, and this year alone, around 100 societies have secured deals. The growing success of these projects has increased public trust in the redevelopment model, yet complexities around stamp duty and registration fees remain problematic.”
He added, “A 3.5% stamp duty is applied on development agreements when a society partners with a developer, yet various sub-registrar offices have different fees for registration—some ask for 1% instead of the flat Rs 100. This inconsistency imposes an undue financial burden on developers. Moreover, additional charges are being unfairly levied for extra floor space index (FSI), and unnecessary documents, such as maps and builder records, are frequently requested, further slowing the registration process.”
Developer Kartik Soni, who is active in the redevelopment sector, remarked, “Recent court rulings favoring redevelopment have expedited deals, but the variation in registration charges for development agreements and FSI creates confusion. A consistent approach is essential.”
Numerous redevelopment transactions are taking place in neighborhoods such as Navrangpura, Naranpura, Paldi, Vasna, Memnagar, Vastrapur, and Vadaj.
The association has stated, “We seek clear guidelines on stamp duty, registration fees, and procedures from the state via a circular, ensuring a streamlined process for registrars and smoother registrations.”
