Chandigarh: CHB to Survey Demand for Sector 54 Housing


CHANDIGARH: The Chandigarh Housing Board (CHB) is set to initiate a survey to assess the demand for its planned housing project in Sector 54.

A senior official from UT stated, “In a few days, we will determine the provisional pricing for various categories of apartments. Following this, a demand survey will be conducted. The response will guide the final project plan, including the distribution of flats across different categories.”

To estimate housing prices, CHB will consider land costs, aligned with collector rates, alongside construction expenses for each unit.

Additionally, the project will allocate 15% of units for economically weaker section (EWS) housing, a regulatory requirement.

CHB currently holds approximately 32 acres in Sector 54, with an estimated capacity for around 1,700 flats. The development will occur in phases, with 14 acres currently in CHB’s possession while 18 acres are expected from the estate office and the UT engineering department.

Recently, around 14 acres were reclaimed by the estate office from encroachment by the furniture market. This land has been transferred to the UT engineering department, which will subsequently hand it over to CHB.

The CHB is the primary housing developer in the city and has been allocated a significant portion of the remaining residential land. Among its holdings is around 100 acres on Vikas Marg and another similar area in the Chandigarh IT Park.

While CHB initially planned two housing projects in the IT Park, these were delayed due to a lack of approval from the National Board for Wildlife (NBWL). “We are drafting a revised proposal, which includes reducing the height of the residential project from seven to three stories. However, this raises concerns about feasibility as it may increase unit prices—currently, prices exceed one crore rupee,” explained the official. Environmental clearances are likely contingent upon this height reduction.

The CHB is also nearing the completion of its long-awaited housing scheme in Sector 53.
