Catena Homes India faces ₹25-crore fraud claims over fake leases

BENGALURU: Catena Homes India Pvt Ltd, a Bengaluru-based property management company, is facing significant backlash after seven FIRs were lodged at various police stations. The complaints accuse the firm and its directors of defrauding tenants and homeowners of nearly Rs 25 crore through fraudulent lease and rental schemes.

Authorities have arrested three individuals: Naveen, Raman, and Ranjith. The incidents span several areas, including Parappana Agrahara, Varthur, Ramamurthy Nagar, Amruthahalli, and Electronic City.

The first complaint was registered by a resident of Bengaluru, who reported losing almost Rs 10 lakh on September 1 after being misled by the company’s rental promises. According to the victim, he discovered Catena Homes while searching for a flat on a property portal. After a property manager named Ramana showed him an apartment at RI Elegance on Haralur Main Road, he was asked to transfer Rs 10 lakh for the lease.

When the victim visited the property on July 22, 2025, he learned from the current tenant, Satish, that Catena Homes had not paid the rent. Despite officials promising either an alternative property or a refund, neither was provided.

The company is accused of collecting large sums from multiple individuals without delivering promised housing, failing to pay landlords after lease agreements expired, and ultimately shutting down its office, leaving numerous victims in turmoil.

Reports suggest that 70 to 80 individuals may have been defrauded through this scheme.

Another complaint was filed at the Amruthahalli Police Station on September 16. In this case, the victim was allegedly defrauded of Rs 17.5 lakh after responding to a property advertisement from 2022. Representatives of the company, including Chandrashekhar and Director Vivek K, had assured the victim of a leased flat with subsidies.

After moving in, the victim signed a lease agreement. However, as the lease expired in August 2024, company officials demanded an additional Rs 5 lakh for an extension. The victim then discovered from the actual owner that the company had not paid any rent since February.

The complaint further reveals that other individuals were similarly affected. Notable victims include MS Sunilkumar (Rs 17 lakh), Nagaraj Savanur (Rs 21 lakh), Linda Kirane (Rs 29 lakh), C Jude (Rs 19 lakh), Nitin Monappa (Rs 23 lakh), and others, totaling over Rs 1 crore.

These cases are expected to be transferred to the CID on Monday.
