Capgemini sells Thane campus to Panchshil for ₹550 crore


Capgemini Technology Services India, a subsidiary of the French IT and consulting firm Capgemini, has sold its land and buildings in Thane’s Dighe area to Prime Lohegaon Infraspaces LLP for ₹550 crore.

This transaction encompasses four land parcels totaling 15.38 acres within the Thane Creek Industrial Area, including five buildings that comprise part of the Capgemini Knowledge Park campus.

This sale is one of the most significant outright transactions seen in the Thane submarket in recent years.

Prime Lohegaon has paid a stamp duty of ₹27.5 crore for the deal, which was registered on September 17, according to documents from CRE Matrix, a real estate analytics platform.

Capgemini developed the Knowledge Park in Thane as a part of its operational presence in the Mumbai Metropolitan Region. The company continues to operate from several other campuses across India, maintaining its status as one of the largest IT services employers in the country.

The divestment of the Thane assets aligns with a broader strategy among global tech and consulting companies that are evaluating their office portfolios. Many are moving towards larger integrated campuses, optimizing space utilization, and monetizing non-core properties as hybrid work becomes more common.

Prime Lohegaon, a part of Panchshil Realty, specializes in large-scale commercial and office developments mainly in Pune. This acquisition marks an expansion into the Mumbai region at a time when the market is experiencing numerous substantial transactions involving developers, private equity funds, and corporations.

RealtyDailyNews’s email inquiry to Capgemini went unanswered, and a spokesperson for Panchshil declined to provide comments for this story.

Data indicates that Thane has become a prominent location for office and mixed-use developments in Maharashtra due to ongoing infrastructure projects and metro network expansions. This region has drawn interest from both tenants and investors seeking large land banks and scalable properties.

Capgemini’s sale further contributes to the trend of companies monetizing assets in key urban centers, with developers acquiring these properties for continued leasing or redevelopment based on demand and regulatory approvals.
