Builders seek Bengaluru authority’s help to fix e-khata delays


BENGALURU: Builders in Karnataka are facing challenges with delays in property registrations and project handovers, attributed to e-khata and approval-related issues, even for projects that have already received occupancy certificates. Addressing these concerns, the Karnataka chapter of the Confederation of Real Estate Developers’ Associations of India (Credai) submitted a request to the GBA on Monday, urging immediate intervention to streamline processes.

The challenges were highlighted at the South Con 2026 conclave on Friday, where Credai representatives from all five southern states discussed the ongoing delays. Developers pointed out that despite having project approvals, hold-ups in e-khata clearance and completion certificates often hinder registrations, electricity connections, and other essential processes.

“Even projects that are ready for delivery face hurdles due to administrative delays. These procedural issues require urgent attention from civic authorities,” stated Bhaskar T Nagendrappa, President of Credai Karnataka. Currently, there are around 600 builders affiliated with Credai in Karnataka and 12,000 nationwide.

In response to affordability concerns, officials indicated that the sector has urged the central government to update the threshold for affordable housing, which has remained stagnant at Rs 45 lakh since 2017. Last month, the Credai national chapter presented a proposal to the Union ministry of housing and NITI Aayog, advocating for an increase in apartment sizes — from 90 sqm to 120 sqm in Tier-2 and Tier-3 cities, and from 60 sqm to 90 sqm in metropolitan areas. Gummi Rama Reddy, President-elect of Credai National, remarked, “We also requested reductions in GST for construction contracts related to affordable homes, a decrease in stamp duty, and the recognition of the real estate sector as an industry.”
