Bengaluru Plans 4,200+ Flats, Focuses on Vertical Housing

BENGALURU: The Bangalore Development Authority (BDA) is shifting its focus from large plotted layouts to apartment complexes, initiating six new housing projects that will offer 4,251 flats as part of its strategy to enhance residential infrastructure.

These projects, amounting to ₹3,200 crore, are located in Konadasapura, Electronics City, Valagerahalli, Kalathammanahalli, and Kenchanapura, featuring unit types ranging from 1BHK to 4BHK. Current work includes essential infrastructure such as roads, drainage, and power supply.

One of the most significant developments is the Konadasapura Phase 1 housing scheme in Bidarahalli hobli, which is set to include 1,928 flats – comprising 480 2BHK and 1,448 3BHK units – with an investment of ₹713.5 crore.

In Konadasapura Phase 3, the BDA plans to build 532 flats (2BHK, 3BHK, and 3.5BHK units). This phase will also feature a commercial complex that includes a cinema, food court, and entertainment options, with an estimated cost of ₹42.4 crore.

Many of the units are underway and are expected to be completed by the end of the year. A senior BDA official noted, “The under-construction phases are attracting interest, including from the Army Welfare Housing Board, which has requested 300-400 flats. The preference for apartments stems from the oversubscription of layouts and the need for vertical growth to efficiently accommodate more families in limited space.”

10,000 Flats Sold

In addition to ongoing projects, the BDA has completed 13,118 flats across 30 housing schemes, with at least 10,153 units already allocated. To enhance transparency, an online system has been introduced, allowing applicants to choose their preferred flats.

From August 2025 to February 2026, 575 flats were sold in various locations including Hunnigere, Kommaghatta, Kaniminike, and Gunjur. These completed units are part of the BDA’s mission to boost affordable housing options across the city. Recently, Canara Bank purchased 120 2BHK flats in the Kommaghatta apartments and requested an additional 120 3BHK units in the same complex.

A BDA official explained the surge in sales: “Previously, there was insufficient transparency and public engagement, with communication primarily one-way from the BDA. We now have a feedback system in place to address queries and concerns. Our campaigns have raised awareness, as many citizens were unaware of available flats and had misconceptions about the auction process. We also worked to improve perceptions stemming from past low-quality EWS constructions.”

NA Haris, BDA chairman, stated: “There is a robust demand for apartments. We’ve launched new projects totaling nearly 4,800 to 5,000 flats, and work is ongoing. Our future efforts will focus on vertical growth, similar to cities like Mumbai, as land availability becomes increasingly constrained with Bengaluru’s rapid expansion.”

Layouts Still Under Development

The BDA is also progressing with major layout developments, including plans to expand the K Shivaram Karanth Layout to 11 surrounding villages and the Nadaprabhu Kempegowda Layout (NPKL) to 21 villages.

The Shivaram Karanth Layout in northern Bengaluru is being developed with roads, drains, water supply pipelines, underground drainage networks, and electrification.

At NPKL, which covers 12 villages in Yeshwantpur and Kengeri, the BDA has invested ₹3,811 crore to date. While 2,963 of the 3,969 acres notified for acquisition have been handed over to engineering, about 970 acres are still under acquisition. Current development work is active on 2,771 acres, with plans for over 30,843 sites, and numerous parks and playgrounds are in development.

In the Arkavathy Layout, encompassing 567 acres, 8,286 intermediate sites have been established, most of which have already been allotted. Road asphalting is in progress, and BWSSB is executing water supply and drainage works, with around 80% of drainage and 90% of electrical work completed. Although allottees await water connections and amenities like playgrounds, officials reassure that ongoing work will be finished shortly.
