BENGALURU: The Bruhat Bengaluru Mahanagara Palike (BBMP) launched e-khata services at BangaloreOne centers across the city on November 11, 2024. The launch was announced by BBMP Chief Commissioner Tushar Girinath following a week-long training for the BangaloreOne staff. This initiative aims to alleviate the challenges faced by property owners and protect them from exploitation by private cyber centers, which often charge up to ₹5,000 for e-khata-related services that are now available at government centers for regulated fees.
If the experience of a flat owner is any indication, property owners must be vigilant and verify their property details before uploading relevant documents at BangaloreOne centers.
Sudhamani N, like many others, took the Chief Commissioner’s advice seriously and visited the BangaloreOne center at Jeevan Bhima Nagar in April to upload documents for her husband G. Pankajakshan’s flat. Although staff promptly collected the fees, they mistakenly uploaded the documents without verifying the details between the built-up area and the designated car parking space.
According to the sale deed, the built-up area measures 1,366 sq. ft. while the car parking space is 180 sq. ft. However, the BangaloreOne staff, despite their training, inaccurately recorded both as 1,366 sq. ft., leading to incorrect property records.
This error has compelled the BBMP Assistant Revenue Officer (Begur Sub Division) to issue a show-cause notice to Pankajakshan, requesting payment of ₹28,342 for the difference in property tax, effective from the year 2020-21. The total tax difference over five years is estimated at ₹1.40 lakh.
Sudhamani expressed her concern over the substantial tax difference, stating that incorrect property details were entered during the e-khata application via the BangaloreOne center. “The sale deed accurately reflects the property’s dimensions. The BBMP should assess the sale deed rather than rely solely on the entries made. The claim of false declarations for tax evasion is unjust. A proper review could resolve much of the issue,” she stated.
She further noted that the show-cause notice issued on July 11, 2025, set a 15-day deadline for objections, but the BBMP website was not operational. “The message on the BBMP website reads: ‘Dear All, the system is under technical upgrade. Kindly try again on 29/07/2025. Inconvenience is regretted,'” she quoted.
Sudhamani pointed out that the deadline ended on July 26, and when she attempted to access the provided link in the notice, it didn’t work. “Who is accountable for the mistakes made at BangaloreOne and the non-functional website?” she asked.
“I tried to open the link provided in the show-cause notice but it is not working. Who is responsible for our problems – wrong entry of details at the BangaloreOne center and the defunct website?” Sudhamani N, Resident
Yatish M, a resident of Rajajinagar, remarked that numerous property owners are facing hurdles in obtaining e-khata certificates online. “It’s the BBMP’s responsibility to ensure proper training for BangaloreOne employees and the smooth functioning of their website,” he asserted.
BBMP Revenue Officer (Begur Sub Division) Narayanappa acknowledged receiving multiple complaints from property owners. “Show-cause notices were delivered to those who made incorrect entries while submitting property documents. Property owners who received these notices should consult with the respective Assistant Revenue Officers,” he advised.
