Apple India has extended its lease for several office floors at Maker Maxity in the Bandra-Kurla Complex, Mumbai, while also acquiring additional space in the tower.
This expansion underscores Apple’s increasing footprint in India’s financial hub as its operations in the country continue to grow.
The company has renewed its leases for office units on the 5th, 6th, 7th, and 8th floors of Maker Maxity 4 & 5 North Avenue, and has signed a new lease for the 10th floor and the terrace area.
Altogether, the leased space now encompasses 37,549 square feet across five floors, with Apple set to pay a monthly rent of ₹2.55 crore starting June 2026, equating to a rental rate of ₹660 per square foot. The agreement spans 55 months with a 4% annual rent increase, as revealed by documents accessed through Propstack.
A security deposit of ₹22.76 crore has been made to the landlord, Agni Commex LLP. The renewed leases pertain to units first occupied in 2021, while the new lease for the 10th floor and terrace starts on January 1, 2025, with a five-year lock-in period.
Apple’s expansion in Mumbai aligns with its broader strategy in India. Over the past two years, the company has opened its first two retail stores in Mumbai and Delhi and has been increasing its manufacturing partnerships to diversify its global supply chain.
Beyond its flagship stores, Apple recently debuted a third exclusive store in Bengaluru and is eyeing more outlets in Pune, Noida, and Borivali in Mumbai. On the corporate front, Apple operates a significant office in Bengaluru, has leased over 64,000 square feet in Hyderabad, and maintains offices in Gurugram and Mumbai, showcasing its robust investment in both customer services and backend operations across India.
