AHMEDABAD: The Ahmedabad Municipal Corporation (AMC) is set to auction seven prime plots located in Bodakdev, Ambli, Chandkheda, Gota, and Sola, with a cumulative base price of Rs 447 crore. This proposal will be presented to the AMC standing committee on Thursday for approval.
Among these, three plots are designated for residential development, while four will be utilized for commercial purposes. The highlight is a residential plot in Bodakdev, categorised under TP 50 with a steep price of Rs 3.10 lakh per sq m— the highest of the lot. This particular plot measures 1,821 sq m after a recent survey, although it was previously listed as 2,239 sq m in Form F.
Two of the properties on auction were previously allocated to government entities, but these deals fell through due to disagreements over pricing.
Last year, AMC had assigned a 6,495 sq m plot in Gota to the Gujarat government’s GST department for Rs 104.56 crore, intended for the directorate general of goods and service tax (Intelligent Zonal Unit, Ahmedabad). However, the department deemed the price excessive, failing to make payment for a year, leading to the cancellation of the deal.
Similarly, the Khadi and Village Industries Commission (KVIC) was set to acquire a plot on Sola-Science City Road for a training center, valued at Rs 1.75 lakh per sq m for a total of Rs 69.54 crore. This agreement also fell apart after KVIC missed the payment deadline. Both plots are now back on AMC’s auction list.
This marks the third major auction organized by the corporation in just 12 months. In August 2024, AMC declared the auction of 13 plots worth a total of Rs 1,156.09 crore, following a sale of 22 plots in March 2024. The earlier auction generated Rs 174 crore from six plots, with one in Chandkheda selling for Rs 519 crore to Lulu International Shopping Malls Pvt. Ltd. However, several auctions were scrapped due to only single bids being placed, particularly for high-value parcels in Shilaj, Bodakdev, and Motera.
AMC officials are optimistic about significant interest this time, given the desirable locations and commercial potential of the properties.
