This week marked a significant step in the city’s vertical living initiative, with a builder paying Rs 103.50 crore to the AMC for additional FSI to develop a 38-storey residential project located near Gulmohar Party Plot on Hebatpur Road in Thaltej. This payment sets a new record for the highest chargeable FSI amount approved for a single project, indicating a rising demand for luxury high-rise housing. Civic officials attribute this increase to higher jantri rates and more flexible tall-building regulations.
The town development department of AMC has recently approved the construction plans. Spanning an area of 9,958 sq meters, the project will leverage a total FSI of 53,683.19 sq meters. This includes 4.2 FSI acquired as chargeable FSI, exceeding the base permissible FSI of 1.2, yielding a total allowable FSI of 5.4 in alignment with state government norms for tall buildings.
An AMC official, speaking anonymously, revealed that the builder needed to pay 40% of the current jantri rate for the additional FSI. The jantri-linked rate for this plot was set at Rs 62,000 per sq meter, resulting in a chargeable FSI rate of Rs 41,734 per sq meter. “Due to the high jantri rate in Thaltej, the total chargeable FSI payment reached Rs 103.50 crore,” the official noted. A sum of Rs 25 crore has already been paid to AMC, with the remaining Rs 78.50 crore payable in installments according to regulations.
The approved plans outline four residential towers: Blocks A and B will each rise to 38 floors, while Blocks C and D will each reach 33 floors. Blocks A and B have been approved to reach a height of 127.7m, whereas Blocks C and D will attain a height of 111.45m. The project will include three basement levels, a ground coverage of 2,490.94 sq m, and a designated common area of 1,764.05 sq m. In total, 250 residential units will be built, with an overall constructed area of 1,07,255.33 sq m,” the official explained.
According to AMC data, the civic body has approved plans for 30 buildings taller than 100m within city limits, of which 23 are residential and seven are solely commercial. One building has already received building use (BU) permission, and five more high-rise proposals are currently under review.
Additionally, eight buildings exceeding 100m have been granted approval in areas governed by the Ahmedabad Urban Development Authority (Auda), bringing the total to 38 buildings over 100m approved across Ahmedabad city and the surrounding Auda region. Officials note that most of these projects are residential, with western Ahmedabad emerging as a prime area for skyscraper development.
