NEW DELHI: In November 2025, residential property registrations in Hyderabad soared 25% year-on-year and 12% month-on-month, reaching the highest monthly volume recorded in the year, according to Knight Frank India.
A total of 6,923 residential units were registered during this month, resulting in a combined transaction value of ₹4,904 crore. This represents a 40% year-on-year increase in value, indicating growing ticket sizes and consistent demand for premium housing.
The spike in registrations was primarily driven by interest in the premium housing segment. Properties priced above ₹1 crore saw an 87% year-on-year increase in registrations, comprising 21% of total registrations, up from 14% in November 2024. This segment also accounted for 51% of the total transaction value, emphasizing the ongoing premiumization trend in the city’s housing market.
Most registrations were in the 1,000–2,000 sq ft range, representing 67% of total transactions. Nevertheless, demand for larger homes is on the rise, with units exceeding 2,000 sq ft comprising 17% of registrations, up from 14% the previous year.
At a district level, Rangareddy led with a 47% share of residential registrations, followed by Medchal-Malkajgiri at 41%. The Hyderabad district made up the remaining 12%. Rangareddy also experienced the most significant price increase, with the weighted average price up by 17% year-on-year, highlighting its growing status as a residential and commercial hub.
Overall, the weighted average price of registered homes in Hyderabad rose by 9% year-on-year in November 2025. The top five residential transactions for the month involved properties priced over ₹6 crore, notably with three deals in west Rangareddy and two in central Hyderabad.
