Bengaluru Buyers Shocked by Multiple Sale Deals on One Apartment


BENGALURU: A troubling case has emerged where a builder entered into sale agreements for the same flat with three different buyers. Homebuyers must exercise caution when entering into agreements with unscrupulous builders. Alarmingly, even nationalized banks are sanctioning housing loans without conducting necessary due diligence.

Employees at the Sub-Registrar Offices seem eager to process sale deeds, although the reasons for this remain unclear. It’s common for them to register multiple agreements on the same property, particularly if the agreements list varying carpet area sizes.

Authorities at these offices do not question the legitimacy of agreements, simply proceeding with registrations if there are minor discrepancies in carpet areas. For instance, Vani Shelters had a sale agreement with Raghavendra KA for flat No. A-301, with a listed carpet area of 916 sq. ft. registered on November 29, 2019. However, Raghavendra later entered another agreement with Sudhir for the same flat, registered on August 20, 2022, stating a carpet area of 1159 sq. ft. Similarly, prior to this was Madhan J, who also signed a sale agreement for the same flat, registered on March 14, 2022.


According to documents obtained by the Bangalore Mirror, another agreement was registered with Sudhir N for flat B-306 on February 11, 2020, later followed by a second agreement with Harsha for the same flat, registered on March 28, 2022. When confronted, the builder proposed offering a 3BHK flat (A-301) and agreed to cancel Sudhir’s original agreement from February 11, 2020.


In an interview with Bangalore Mirror, Sudhir N expressed his frustration, stating, “My goal was to secure a home in Bengaluru. I paid the builder with the expectation that he would deliver the flat by December 2020, but he is unreachable. I’ve invested Rs 23.50 lakh (including EMI and down payment) and seek assistance from the authorities to help myself and others who have been deceived.”

Meanwhile, Dhananjaya Padmanabhachar, Convenor of the Karnataka Home Buyers Forum, expressed concern over the Sub-Registrar’s readiness to register multiple agreements for the same property. He emphasized the need for a thorough police investigation to uncover any potential misconduct by Sub-Registrar employees in this case.
