Construction of Technopark’s QUAD Project Starts January 2026


THIRUVANANTHAPURAM: The construction of Technopark’s QUAD project will commence next month, representing a significant advancement in Kerala’s largest IT township initiative. As site preparation starts for the flagship building, Technopark has released an expression of interest (EOI) seeking private co-developers to assist in creating additional top-tier IT and commercial spaces within the QUAD campus.

The EOI process will include a clarification meeting to address queries from interested developers, scheduled for both online and offline formats at 4 PM on December 30. Proposal presentations will follow from 11 AM on January 5, 2026. Complete EOI information can be found on the Technopark website, with dedicated officials available for developer inquiries.

According to the EOI document, co-developed projects within Technopark Phase-IV are anticipated to generate diverse revenue streams by serving IT firms, startups, support services, retail outlets, and business facilities all within the campus. The QUAD township is envisioned as a self-sustaining ecosystem, integrating office spaces, commercial centers, and social amenities within a cohesive layout.

The QUAD project is central to the 30-acre non-SEZ IT township being planned at Technocity, Pallipuram, on the outskirts of Thiruvananthapuram. Designed as a future-focused live-work-play campus, QUAD aspires to combine world-class IT infrastructure with commercial, retail, and lifestyle offerings. The overall development is projected to create thousands of direct and indirect jobs, significantly bolstering Thiruvananthapuram’s status as a prominent tech hub.

Technopark’s own IT building, occupying about 5.5 acres, will feature a built-up area of approximately 850,000 sq ft. This multistory facility, designed with modern work environments, utility services, and sustainability attributes, is being constructed at an estimated cost exceeding Rs 380 crore, and will accommodate around 6,000 IT professionals.

Concurrently, Technopark is encouraging private participation through the EOI, allowing co-developers to create two key components within the QUAD area. The first is an IT building on 4.5 acres, with a potential built-up area ranging from 800,000 to 1,350,000 sq ft as per a floor area ratio (FAR) of 7. The second component is a commercial complex spanning 5.6 acres, with a possible built-up area of 900,000 to 1,700,000 sq ft, also subject to FAR 7.

Officials stated that the QUAD project embodies Technopark’s long-term strategy of harnessing public-private partnerships to accelerate infrastructure development while upholding global standards.

Located about 15 km from Thiruvananthapuram International Airport, Technocity is already home to various large-scale government initiatives, including the planned Digital Science Park and Kerala Space Park, which aim to attract investments in cutting-edge technology sectors such as AI, aerospace, and advanced research.
