MANGALURU: Often called the ‘Silicon Beach of India’, the city will soon see its first purpose-built tech park at Survey No. 129-1A, Blueberry Hills Road, Derebail.
The Karnataka State Electronics Development Corporation (KEONICS) has initiated a tender process, with submissions open from October 29 to December 15. This project aims to create a commercial office tech park featuring grade-A building specifications, under a public-private partnership (PPP) model. The development and management will follow a design-build-finance-operate-transfer (DBFOT) approach, with the project’s value estimated at Rs 135 crore, which is expected to generate approximately 11,000 jobs.
According to the transaction adviser for KEONICS from CBRE South Asia Private Limited, the project will cover over 3.2 acres with a buildout capacity exceeding 350,000 square feet, with potential for further expansion depending on market incentives.
Key features will include a minimum of silver LEED green building certification, advanced amenities, retail spaces like food courts and event venues, and hospitality facilities. These elements are designed to align with global standards for sustainability and professionalism. “Our focus is on sustainable building practices. The lease period is set for 30 years with options for extension. Approximately 75% of the land will be allocated for built structures, including parking, while the remaining area can be used for cafeterias, retail shops, event spaces, and recreational zones,” stated the adviser.
The estimated construction time for the minimum development area is three years, with the tech park planned to capitalize on the region’s youth and skilled labor, given that over 68% of Mangaluru’s population is in the working-age bracket.
