New Ghaziabad Circle Rates Coming by Mid-October


GHAZIABAD: The revised circle rates for 2025-26 are expected to be approved next week. This follows the review of nearly 50 objections received from farmers in eight villages designated for the Harnandipuram township, up to Tuesday.

The district administration had invited public objections for the proposed DM circle rates for the current financial year from September 16 to 30.

“In Modinagar and nearby areas of Wave City, residents have requested a reduction in circle rates, while those in villages earmarked for Harnandipuram township have broadly sought an increase,” an official stated.

Discussions on the objections will occur in the coming days, and within two weeks, the new circle rates will be announced and take effect immediately, according to the official.

A prior survey of existing circle rates and market values was conducted by eight sub-registrars, resulting in an average increase of 15-20% for residential properties, a 20% rise for commercial properties, and a 10-15% increase for agricultural land.

According to the proposed new rates, flats in multi-storey buildings are expected to see price increases of 10-40%, depending on their location.

The increase could be more significant, reaching 35-40%, for larger townships like Wave City Centre, Aditya World City, Jaipuria Township, Urban Homes, and Park Town. In Wave City, flat prices are set to rise from Rs 74,000 per sqm to Rs 93,000 per sqm. Shop prices in malls will also see a jump from Rs 82,800 per sqm to Rs 1 lakh per sqm, marking a 15% increase.

Agricultural plots may witness a 15% rise, while commercial plots could go up by 25%. Industrial hubs, including Kavi Nagar Industrial Area and BS Road, are likely to see a 15% increase. Properties in UPSIDA’s Industrial Area Site-2 and along NH-9 to Kanawani Culvert could see even sharper jumps of 18-20%.

In trans-Hindon areas, Indirapuram’s land price may rise from Rs 85,000 per sqm to Rs 98,000. Vasundhara’s rates could increase from Rs 72,000 to Rs 83,000 per sqm. Proposed changes for Vaishali, Ramprastha, Surya Nagar, and Chandra Nagar suggest adjustments from Rs 87,000 to Rs 1 lakh per sqm. Rajnagar Extension could see a rise of Rs 7,000 per sqm from Rs 35,000, while Siddharth Vihar may increase by Rs 16,000 from Rs 52,000.

Commercial hubs are also expected to experience significant increases. The circle rates in RDC may rise from Rs 1.7 lakh to Rs 2.04 lakh per sqm, and in Ambedkar Nagar from Rs 64,000 to Rs 74,000 per sqm. Nehru Nagar and Rakesh Marg rates could increase from Rs 1.4 lakh to Rs 1.6 lakh per sqm, while the proposed rate for Crossings Republik is Rs 1.13 lakh per sqm.
