CHANDIGARH: Property owners in the city will face significantly increased fees for converting leasehold residential properties to freehold status. This change is part of a new notification from the Chandigarh administration, marking the first revision of these charges since 2017. The new fees have increased by two to four times, depending on property size and location, and are directly tied to updated collector rates.
The notification indicated that the land rate for calculating conversion charges will be aligned with the collector rates (in Rs per sqm) applied to residential urban areas, as per the rates announced on March 25. Additionally, the administration will automatically adjust conversion charges whenever the collector rates are updated in the future.
According to the notification, the conversion fees for houses and flats in Manimajra (now Sector-13) will be based on the collector rates starting from Sector 38 of the residential urban area. One-time conversion fees for various categories of flats and houses, including EWS, industrial labour houses, and HIG types, are specified on a pro-rata basis in Part II of Annexure ‘A’ associated with the rules.
Nishant Kumar Yadav, the deputy commissioner and estate officer, stated, “Collector rates will be updated annually, and with this new notification, the conversion charges will also be adjusted accordingly whenever there is a revision of the collector rates.”
