VARANASI: The Varanasi Development Authority (VDA) is ramping up its initiative to educate the public about the UP Development Authority Building Construction and Development Bylaws-2025 and the Model Zoning Regulation-2025.
After the state government endorsed the Building Construction and Development Bylaws-2025 designed to simplify the construction process, promote eco-friendly buildings, and support vertical growth, VDA Vice Chairman Pulkit Garg emphasized the agency’s commitment to spreading awareness through workshops and events aimed at informing builders and property owners of its benefits.
Officials are also addressing concerns regarding provisions that require the approval of maps only for areas with existing roads at least 9 meters wide in newly developed regions.
The VDA’s inaugural workshop on this matter took place on July 24 at the cultural complex Chowkaghat. During the event, Pulkit Garg outlined key aspects of the bylaws, including a nominal registration fee of Rs 1 for every 100 square meters of residential space and 30 square meters of commercial space, establishing a deadline for obtaining no-objection certificates (NOCs) from relevant departments, removing ground coverage restrictions, increasing floor area ratios, and exempting hotels, medical facilities, and paying guest accommodations from requiring NOCs. Additionally, there will be a relaxation of standards for industrial units and simplification of zoning regulations.
Town planner Prabhat Kumar provided a detailed overview of the bylaws. UP Minister (Independent Charge/MLA Varanasi North) Ravindra Jaiswal proposed involving local youth with technical backgrounds (BTech, BArch, and ITI Civil) in future awareness programs to enhance the effectiveness of the bylaws and Model Zoning Regulation-2025.
Among those in attendance were UP Minister Dayashankar Mishra Dayalu, and MLAs Saurabh Srivastava, Tribhuvan Ram, Neel Ratan Neelu, and Ramesh Jaiswal.
