Ghaziabad Delays Map Approvals After Revising Building Bylaws

GHAZIABAD: The Ghaziabad Development Authority (GDA) has put its online map approval system on hold until September to update it in line with the new UP Building Construction and Development Bylaws, 2025.

During this interval, all building map approvals will be carried out manually, which could increase processing times from the usual two days to nearly a month. Officials acknowledge that this change may inconvenience consumers and lead to a temporary dip in GDA’s revenue.

On average, GDA processes around 170 map approval requests each month and grants approval to approximately 140 of them, generating around Rs 34 crores in revenue.

A GDA official commented, “With the manual approval process taking about a month, in contrast to the 2-3 days for online approvals, this will cause inconvenience for consumers and temporarily reduce our revenue. However, we expect to recover any losses after the system integration at the end of September.”

The new bylaws introduce several significant changes, including a reduction in the minimum plot size for group housing from 2,000 sqm under the 2018 bylaws to 1,000 sqm in built-up areas and 1,500 sqm in non-built-up areas. Additionally, the maximum floor area ratio (FAR) for group housing projects on roads measuring 24-45 meters has more than doubled to 5.25 in built-up areas and 8.75 in non-built-up areas. On roads wider than 45 meters, there will be no FAR restrictions, except near airports or other crucial installations.

“Many updates will be incorporated and pre-configured in the online system, which is why this process will take some time,” the official stated.
