Telangana RERA Penalizes Ashritha Group for Jubilee Hills Violations


HYDERABAD: The Telangana Real Estate Regulatory Authority (TG RERA) has ordered the Ashritha Group, located in Jubilee Hills, to register two residential flats to homebuyers, alongside imposing a ₹3 lakh penalty for breaching statutory obligations under the Real Estate (Regulation and Development) Act.

This directive follows complaints lodged by two Miyapur residents, Srinivasulu Bode and C. Malleswari Nandireddy, who entered sale agreements in 2021 for two flats within ‘Jewels County,’ a residential project approved by HMDA and registered with RERA.

The complainants alleged that the builder did not adhere to the terms of the agreement, issued retracted payment receipts, and caused confusion regarding payments. Notices and follow-ups by the complainants went unanswered, and the builder allegedly threatened to cancel the agreement.

In its ruling, TG RERA held Ashritha Group accountable under Section 11(5) of the RE(R&D) Act, 2016, directing the builder to register the flats in favor of the complainants, contingent on the payment schedule being fulfilled.

The authority also fined the company ₹3 lakh, instructing them to pay the sum to the RERA fund within 30 days. The Ashritha Group argued that the agreements were canceled due to the complainants’ non-payment and claimed they offered a refund.

However, the authority found the builder’s actions to be in violation of statutory responsibilities and partially upheld the complaints.
