TDR for Reserved Land Amenities in Nashik City


NASHIK: The Nashik Municipal Corporation (NMC) is set to permit landowners to develop amenities on reserved land in exchange for Transfer of Development Rights (TDR). This initiative aims to enhance the creation of public facilities while compensating property owners. Under this proposal, landowners who develop amenities on their reserved plots can receive TDR, contingent upon securing approval from the planning authority.

This measure aligns with the Unified Development Control Promotions and Regulations (DCPR), a statewide policy enacted by the Maharashtra government in December 2020.

To manage this process, the civic body’s general body has recently approved the establishment of a TDR committee focused on construction amenities. This committee, chaired by the NMC commissioner, will include key officials from various civic departments involved in land reservations.

Moreover, the NMC administration intends to apply these Unified DCRP provisions to develop amenities on already acquired reserved land.

An NMC official, speaking to TOI, noted that there are 425 land reservations for various amenities in the Development Plan approved in 2017. “The NMC invests substantial funds in acquiring land indicated in the DPR. Once the land is acquired, the NMC develops the proposed amenities through the civic budget, accommodation reservations, government grants, or construction amenities TDR. However, it often proves challenging to develop amenity plots through the civic budget,” the official explained.

“Thus, the NMC has opted to develop the reserved amenity plots in accordance with the Development Plan using construction amenities TDR. This strategy will enable the NMC to develop the necessary amenities at no extra cost,” the official added.
