BENGALURU: Taking a significant step toward the aspirations of countless urban poor and middle-class families, the Karnataka Housing Board (KHB) has announced the acquisition of 315 acres in BM Kaval village, close to Kengeri.

This expansive residential initiative, designed to provide housing and plots for the disenfranchised, was initiated with a preliminary notification released in late June.

BM Kaval, located off Mysuru Road and well-connected via NICE Road and the extended Purple Line of Namma Metro, has long been seen as an area rich in urban potential. This housing project is poised to establish the region as a hub for EWS (economically weaker sections), LIG (low-income group), and MIG (middle-income group) housing units, supported by strong infrastructure.

A senior KHB official expressed confidence in the site’s connectivity, stating, “This may attract more residents, particularly from economically weaker and low- to medium-income groups, assisting them in achieving their dream of homeownership in Bengaluru.”

The Land Acquisition Act’s process allows landowners and other stakeholders 60 days to voice objections or suggestions. During this period, landowners cannot sell, lease, or transfer ownership of the notified land. The public notification has cautioned against impeding surveyors or government officials, indicating legal action against violators.

KHB Commissioner Dayananda KA informed TOI that the project will adopt a 50:50 model—landowners will receive half of the developed plots as compensation, while the remainder will be allocated for the board’s housing efforts.

“The government has set an ambitious goal of providing 10,000 houses for the houseless in the state, with KHB planning to construct several residential complexes to meet this need within the city,” he added.

According to KHB officials, the land encompasses three designated blocks in BM Kaval, including 41 acres of kharab land already owned by the government. “We will acquire 315 acres, including the 41 acres of kharab land belonging to the government,” the official confirmed.
