Uttar Pradesh RERA Registers 143 Projects Worth ₹31,952 Crore


NEW DELHI: The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) recorded 143 new real estate projects in the first half of 2026, encompassing a total of 46,049 housing units with an estimated capital investment of ₹31,952 crore.

The number of new project registrations increased from 134 during the same period in 2025, with proposed units rising from 35,082.

Lucknow led the new project registrations with 37, while Gautam Buddh Nagar (Noida and Greater Noida) topped in terms of capital inflow. Even with fewer projects (27), Gautam Buddh Nagar secured ₹15,678 crore for 13,160 units.

Meanwhile, Lucknow attracted ₹3,834 crore for 9,872 units, and Ghaziabad proposed ₹3,989 crore across 19 projects for 9,500 units. Notably, cities such as Agra (10), Mathura (10), Varanasi (7), Jhansi (3), Barabanki (3), Bareilly (3), and Prayagraj (3) also showed a marked increase in new project registrations, reflecting a diversification from traditional hubs.

Over the last three years, capital investments in the state’s real estate sector surged from ₹28,411 crore in 2023 to ₹68,328 crore in 2025. Annual project registrations have consistently risen, increasing from 197 in 2023 to 308 in 2025. The housing supply expanded from 55,297 units in 2023 to 84,976 units in 2025 — a growth of 22.5% over 2024.

On the grievance redressal front, UP-RERA has provided significant relief to homebuyers whose investments were tied up in delayed or stalled projects, successfully facilitating the recovery of ₹2,173.78 crore across 8,212 cases. This includes ₹1,623.28 crore directly transferred to the bank accounts of allottees and ₹550.50 crore disbursed through settlements against recovery certificates.

Furthermore, the authority has resolved property disputes worth ₹6,032.42 crore across 11,558 cases, including ₹1,958 crore in 3,237 cases before UP RERA benches, ₹657 crore in 1,648 cases through conciliation forums, and ₹3,417.42 crore involving 6,673 allottees through mutual settlements on the UP RERA portal.

“The steady increase in project registrations, housing supply, and capital investments can be attributed to the development-focused policies of the state government and UP-RERA’s commitment to ensuring transparency, accountability, and timely delivery within the sector,” stated Sanjay Bhoosreddy, chairman of the authority.
