Ranchi Takes Action Against Illegal Rural Building

RANCHI: The Ranchi district administration has taken action against unauthorized rural construction, warning property owners of severe legal repercussions if they do not comply with the government’s mandatory building plan approval requirements.

In a public announcement made on Thursday, Sanjay Kumar Bhagat, the deputy development commissioner and CEO of the Zila Parishad in Ranchi, indicated that the administration will pursue strict legal measures against any construction that circumvents established protocols.

According to state regulations, obtaining building layout plan approvals from the Zila Parishad is compulsory for any construction exceeding 5,000 square feet within Panchayati Raj Institutions.

This measure is part of the Jharkhand Panchayat Land Development (Layout and Building Construction) Rules, 2017, which amended the Jharkhand Building Byelaws 2016 to be applicable to rural areas. Under these changes, only the Zila Parishad has the authority to approve layout plans in rural regions.

To improve efficiency and transparency, the district administration has transitioned the approval process to an online platform. Property owners planning substantial construction in panchayat territories must submit their layout applications digitally through an architect registered with the Ranchi District Council.

Emphasizing the significance of regulatory adherence, senior officials reiterated that any construction exceeding the 5,000 square feet limit initiated without an approved layout plan will be classified as illegal. The public is strongly urged to obtain the necessary approvals beforehand to avoid potential legal actions and demolition risks.
