MUMBAI: The Maharashtra Coastal Zone Management Authority (MCZMA) has approved a proposal for a new sea-facing residential building owned by Salma Khan, mother of actor Salman Khan, in Bandra (West). The Brihanmumbai Municipal Corporation (BMC) had previously granted the Intimation of Disapproval (IOD) for this project last year.
The Khan family plans to build a ground-plus-stilt-plus-six-storey residential structure with a total built-up area of 1,014.11 square meters. Salman Khan currently lives with his parents at the nearby Galaxy Apartments in Bandra.
The MCZMA reviewed this proposal among 46 applications at its meeting on June 16, characterizing it as the “proposed redevelopment of a residential building on C.T.S. No. C-165, Bandra (West), submitted by Salma Khan.”
The site, according to the Development Plan (DP) 2034, is located within a residential zone and is not designated for any public purpose. It has a plot area of 367.90 square meters, a Floor Space Index (FSI) area of 725.06 square meters, and a non-FSI area of 289.05 square meters, leading to a total construction area of 1,014.11 square meters.
The MCZMA noted that the site, according to the Coastal Regulation Zone (CRZ) map, is situated on the seaward side of the existing road. The project consultant informed the MCZMA that the seaward-side plinth of the current structure will be preserved during redevelopment.
The MCZMA also recognized that the land was originally owned by Mary Clotilda Baptista. The MCZMA requested a No Objection Certificate (NOC) from the landowner, and the consultant subsequently submitted a conveyance deed dated September 6, 2011. It also noted that the existing structure has already been demolished.
Upon granting clearance, the MCZMA emphasized that reconstruction of authorized buildings is allowed without altering existing land use, subject to town planning regulations and the FSI norms that were effective as of January 18, 2019.
“The relevant Planning Authority must ensure that the proposed redevelopment maintains the current land use and adheres to FSI limits in accordance with Town and Country Planning Regulations as they were on January 18, 2019, prior to issuing the commencement certificate for the project,” the MCZMA advised.
