Mahindra Secures 15 Acres in Mumbai; YKK to Build Chennai Plant


NEW DELHI: Mahindra Lifespace Developers (MLDL) has acquired a 15-acre land parcel in Kandivali East, Mumbai. This site presents a development opportunity of approximately 1.8 million sq ft, with an estimated gross development value of ₹5,600 crore, as stated by the company.

The acquisition was made through a competitive bidding process. The land is conveniently located near the Western Express Highway and metro corridors.

“This acquisition enhances our footprint in one of Mumbai’s key residential areas,” commented Vimalendra Singh, Chief Business Officer – Residential.

The site benefits from a well-established social infrastructure, including schools, hospitals, and retail centers. Connectivity is anticipated to improve with the proposed Borivali-Thane twin tunnel project.

In a separate development, Mahindra Industrial Park Chennai— a joint venture between Mahindra World City Developers and Japan’s Sumitomo Corporation—announced that YKK India will establish a manufacturing facility at Origins by Mahindra in Chennai.

YKK India, the Indian subsidiary of Japan-based YKK Corporation, plans to invest $150 million in the new facility, which will span approximately 149,936 sq meters, with completion expected by February 2028. This will mark YKK India’s third manufacturing plant in the country, focusing on fastening products for the apparel, textile, and industrial sectors.

Origins by Mahindra in Chennai is strategically located on NH16, falling within the influence zones of the Chennai-Bengaluru and Chennai-Visakhapatnam Industrial Corridors.

The industrial cluster currently hosts various companies, including Mitsubishi Electric, Yanmar, and Omron.
