5.40 Lakh Homes Set for 2026 Delivery in Top 7 Cities: Anarock


NEW DELHI: An estimated 540,000 housing units are projected for completion in the top seven cities by 2026, which is the highest figure in a decade, according to Anarock Research.

The report indicates that the ongoing conflict in the Middle East may impact delivery timelines due to disruptions in global trade routes, commodity markets, and supply chains.

This year, the Mumbai Metropolitan Region (MMR) and Pune will contribute to 57% of the scheduled housing completions, with MMR expected to deliver around 207,000 units and Pune approximately 100,000 units.

In the southern markets, Bengaluru is set to complete around 69,000 units, Hyderabad 63,700 units, and Chennai 35,600 units. The National Capital Region (NCR) has about 39,000 units in the pipeline, while Kolkata has 22,500 units.

MMR, Pune, and Bengaluru combined will account for about 70% of the homes expected to be finished by 2026, the report notes.

Anarock highlighted that in 2020, approximately 466,000 homes were projected for completion across the top seven cities, but only around 214,000 units (46%) were actually delivered due to construction slowdowns from lockdowns and supply-chain disruptions.

Unlike during the pandemic when construction was halted, the current environment allows for steady construction activity and stable labor availability. However, the report cautions that a prolonged geopolitical conflict could escalate project costs through rising energy prices, logistics expenses, and inflation in construction materials like steel, aluminum, and copper.

According to Prashant Thakur, Executive Director & Head of Research & Advisory at Anarock, cities with the largest completion pipelines—especially MMR, Pune, and Bengaluru—are especially vulnerable to sustained cost inflation, as developers strive to meet delivery schedules while contending with margin pressures.

From 2017 to 2025, nearly 3.05 million housing units were completed across the leading seven cities, with about 519,000 delivered in 2025.

The report indicates that residential projects launched between 2021 and 2023 are now in the final stages of construction, leading to a significant completion pipeline in major housing markets.
