VDA to Launch Three Mega Townships in Varanasi After 32 Years


VARANASI: The Varanasi Development Authority (VDA) is launching three integrated townships as part of its first major initiative since the Lalpur Awas Yojana in 1994. This plan includes a Sports City near the under-construction international cricket stadium at Ganjari, with an investment of ₹400 crore from the state government, and close oversight from Chief Minister Yogi Adityanath, aimed at enhancing urban development in the city.

According to VDA vice-chairman Purna Bora, the two upcoming projects — the 250-acre Anand Kashi Township at Kallipur and the 165-acre Rudra Vihar Township at Madhni — are on the brink of launch, while the 160-acre Sports City at Ganjari is in the final stages of pre-launch procedures. He noted that landowners have contributed 45 acres through a land-pooling scheme.

The VDA has distributed ₹950 crore to farmers who contributed land for these projects, leveraging a new land-pooling model that allows farmers to partner in the development process rather than simply selling their land. Although initial resistance was apparent, awareness campaigns illustrated the policy’s benefits, encouraging participation. The successful involvement of 45 acres has thus inspired more farmers to engage.

Over ₹200 crore will be invested in infrastructure for each township, featuring modern road infrastructure, green spaces, civic amenities, and essential urban facilities aimed at ensuring high-quality living conditions.

The RERA registration process for the Anand Kashi Township is ongoing, with plans for a July launch. The first phase will offer over 300 residential plots, ranging from 72 to 450 square meters, to cater to various income groups.

Bora emphasized that the township aims to serve as a regional economic hub rather than just a residential area. It will include provisions for hotels, hospitals, schools, multi-family housing, and commercial spaces, thereby creating job opportunities and stimulating economic activity in the region.

Plots at Anand Kashi Township will be allocated via a transparent lottery system. Once registration opens, applicants can enter the draw, with successful participants securing plots at the base rate.

Envisioned as Varanasi’s first theme-based gated community, Anand Kashi draws inspiration from the cultural essence of Kashi, emphasizing sustainable and green development. Expert landscape planners are engaged to foster an environmentally friendly urban space. Construction on the boundary wall, entry gate, and internal roads is already underway, while master planning for the Madhni and Ganjari townships is also in progress.

Bora asserted the VDA’s commitment to promoting planned and sustainable urban development in Varanasi, aiming to create modern, green, and well-equipped townships that meet the city’s future demands.

After the development of the Lalpur Awas Yojana residential township in 1994, the VDA faced constraints that hindered further major residential projects for over three decades.
