Villages Safe as Rural Registrations Rise in Telangana

HYDERABAD: The Telangana government has significantly revised land rates near Hyderabad’s Outer Ring Road, with some increases reaching 100%. However, many rural areas have been exempt from steep rises in property registration charges.

The new rates took effect statewide starting Friday. The minimum rate has surged from ₹1.75 lakh per acre to ₹2.75 lakh, signaling a major change in land valuation.

In contrast to urban adjustments, the increases for residential flats and open plots in rural towns and district headquarters were kept moderate, ranging from 10% to 20% of existing rates.

Officials organized the assessment for rural, urban, semi-urban areas, and district headquarters, considering both commercial and residential zones, as well as plots adjacent to major roads and internal routes.

Revenue Minister Ponguleti Srinivas Reddy instructed officials to avoid excessive increases in rural areas, prioritizing the interests of farmers.

Sources confirmed that no revisions were made in several districts. “The government has decided against raising land rates for property registration in 65 villages across Adilabad, Jangaon, Hanumakonda, Mancherial, Bhupalpally, Peddapalli, Karimnagar, Narayanpet, Medchal Malkajgiri, and Rangareddy districts,” an official from the registration and stamps department stated.

Before finalizing the changes, the government conducted a thorough analysis of the real estate market in each area. In some regions, existing rates were already considered high, leading to demands for reductions. Consequently, increases were not implemented in those areas, while nominal hikes of 10-20% were introduced for agricultural properties elsewhere.

For example, in Karimnagar city, the minimum rate is now ₹6 lakh, with a maximum of ₹90 lakh. In Nizamabad, the revised minimum is ₹2.25 lakh per acre, reaching a maximum of ₹1.20 crore. Similar adjustments were made in Nalgonda, where the minimum is ₹2.25 lakh and the maximum is ₹1.18 crore per acre post-revision.

Open plot rates remain reasonable, starting at ₹600 per sq yard, with most rural areas below ₹5,000. In Amangal town, near the proposed Regional Ring Road, the rate is set at ₹3,200 per sq yard, officials noted.
