CHANDIGARH: The UT administration has proposed that fragmentation will only be allowed for industrial plots measuring 4 kanal and larger, as detailed in a draft released on Friday for public feedback.
The administration aims to introduce a comprehensive framework for fragmentation under the proposed amendments to the Chandigarh Master Plan (CMP)-2031, which focuses on promoting sustainable and regulated development. A thorough guide will be provided to ensure the process is not misused.
According to the proposal, plots with a width of less than 60 feet will not be eligible for fragmentation. For plots measuring 4 kanal and above, a maximum of three subdivisions will be permitted, with each resulting plot having a minimum width of 50 feet. However, if a 4 kanal (or larger) plot has a width of less than 100 feet, it may be divided into two equal-width plots, each needing to be at least 1 kanal in size.
Officials stated that this initiative aligns with CMP-2031 and the Chandigarh Building Rules, 2017, incorporating safeguards to prevent random growth, unauthorized constructions, and alterations to the industrial character of plots.
Furthermore, fragmentation that involves creating new internal roads within existing plots—essentially leading to colony-like development—will be prohibited. Plot owners must also provide sufficient parking, loading, and unloading space according to established norms. Any revised zoning plans must receive approval before building plans can be sanctioned.
