MUMBAI: In the coming years, a dozen Mhada layouts, covering 923 acres throughout the city, will be redeveloped, facilitating the rehabilitation of 75,445 residents currently living there, according to Sanjeev Jaiswal, vice-president and CEO of Mhada. The rehabilitation process is expected to take place over 5-10 years following the start of construction.

During a media briefing on Friday, Jaiswal shared that some of the redevelopment projects have already been awarded, while tenders are being invited for others. Specifically, redevelopment proposals for the 250-acre Charkop layout and the 200-acre Gorai layout will soon be presented to the state cabinet for approval. Other layouts included in this initiative are Majaswadi, Bandra Reclamation (98 acres), Abhyudaya Nagar (33 acres), SVP Nagar (29 acres), Versova, Ramkrishna Nagar (6 acres), Old MHB Colony, Borivali (26 acres), and Motilal Nagar (143 acres). Notably, Kamathipura, a private layout of 34 acres in central Mumbai, has recently engaged two Pune-based realtors for its redevelopment.

Jaiswal noted that slums within these layouts will also be redeveloped. Eligible slum households will receive 300-square-foot tenements in new buildings located in the same area. He emphasized the need to reassess in-situ slum rehabilitation. Additionally, the government is keen on promoting rental housing under the state housing policy for 2025. “We have recently presented to the government about rental housing, proposing certain amendments in the Act, and we are in the process of establishing a state rental housing portal,” he added.
