MUMBAI: The K-East ward, covering Andheri East, has become the top contributor to property tax in Mumbai for the 2025-26 fiscal year, with the BMC recording its highest-ever collection of ₹7,610.9 crore.
According to civic data, the K-East ward topped the collections with ₹719.2 crore, followed by G-South (Lower Parel and nearby areas) at ₹670.6 crore, K-West (Andheri West) at ₹622.2 crore, H-East (Kalina and Bandra East) at ₹577.8 crore, and H-West (Bandra West) at ₹536.6 crore. The western suburbs alone contributed ₹3,721.3 crore, while the island city and eastern suburbs accounted for ₹2,102.6 crore and ₹1,457.4 crore, respectively.
The BMC exceeded its revised target of ₹7,341 crore, achieving 103.7% of the goal. Notably, on March 31, it collected ₹399.7 crore in a single day, making it a record recovery. Additionally, penalties amounted to ₹301.1 crore.
Officials credited the robust performance to ongoing recovery efforts, targeted actions against major defaulters, and enhancements in payment systems. Civic facilitation centers operated on weekends and public holidays, and online payment methods were improved to promote timely compliance.
According to Additional Municipal Commissioner Ashwini Joshi, public awareness campaigns were also vital in promoting timely payments. “Civic facilitation centers were open on weekends and public holidays, with a special focus on recovering dues from significant defaulters through targeted follow-ups,” she stated.
Property tax remains the BMC’s largest source of revenue, levied on over 10 lakh properties in Mumbai. The city’s reliance on this revenue stream has increased since 2017, following the abolition of octroi with the introduction of GST.
Currently, approximately 3.6 lakh properties in Mumbai are exempt from property tax due to their carpet area being under 500 sq ft, a policy enacted in 2022 based on a state government directive. Recently, the civic house also proposed an increase of the exemption limit for residential units from 500 sq ft to 700 sq ft; however, no decision has been finalized on this matter.
