BENGALURU: Enzyme Office Spaces has signed lease agreements totaling 3.5 lakh sq ft in Bengaluru, further establishing its presence in key micro-markets.
Since the start of this year, the company has leased approximately 1.8 lakh sq ft in Whitefield, 1.5 lakh sq ft in HSR Layout, and 16,000 sq ft in Hebbal, which is expected to generate around ₹50 crore in annual revenue.
The new facilities are being developed as managed office spaces with a combined capacity of approximately 5,000 seats, raising Enzyme’s total seating capacity in India to around 60,000.
Enzyme currently oversees about 2 million sq ft of office space in major cities and aims to add an additional 2-2.5 lakh sq ft through new lease agreements in the next financial year, driven by the growing demand for flexible workspaces. Its clientele includes companies like Paytm, Vyapaar, Sugar Cosmetics, Cognite, Teachmint, Increff, and Sber Bank.
Ashish Agarwal, Founder and CEO, stated, “The rapid pace of new leases in Bengaluru underscores the rising demand for quality managed workspaces in strategic commercial areas. Our new additions in Whitefield, HSR, and Hebbal align with our strategy to expand in high-growth markets while generating a steady revenue increase of nearly ₹50 crore annually.”
All three centers are being built as managed office spaces, accommodating roughly 5,000 seats and hence increasing the company’s total in India to about 60,000 seats.
We remain optimistic about future growth and anticipate securing 2-2.5 lakh sq ft of new office space under lease agreements in the upcoming financial year, reflecting the rising demand for flexible and managed workspaces. The developments in Whitefield and HSR are standalone, while the Hebbal location is within a larger commercial project, Umiya Vellociti, covering around 6 lakh sq ft.
The company operates on a debt-free model and continues to grow through leased properties in the office market.
