GANDHINAGAR: The Gujarat Real Estate Regulatory Authority (GujRERA) and the state urban development department are now integrating GujRERA-registered real estate projects with town planning and development plan data, facilitated by the PM Gati Shakti platform to enhance service delivery.
Established under the Real Estate (Regulation and Development) Act, 2016, GujRERA is responsible for the registration of real estate projects and agents, along with regulation, monitoring, and grievance redressal for the registered projects. Currently, promoters utilize Google-based services to define project boundaries and upload information to the GujRERA portal. These services are also employed to display project boundaries on maps, geo-fence project sites, capture geo-tagged photographs, and access administrative boundaries.
This integration with the PM Gati Shakti platform will soon provide these services to GujRERA, allowing for spatial alignment of real estate projects with existing and proposed road networks. This advancement will enhance geo-spatial visibility of housing supply clusters and foster evidence-based urban governance. Additionally, it enables cross-verification of land parcels with environmental zones, forest land, coastal regulations, defense areas, and utility corridors, thereby accelerating project approvals and enhancing infrastructure investments.
Town planning schemes and development plans will be updated through a web feature service, identifying whether proposed investments fall within industrial, residential, green, or special zones, thus expediting inter-departmental approvals. Officials indicate that the collaboration between GujRERA and the urban development department is anticipated to bolster urban planning while monitoring via the PM Gati Shakti platform will elevate data quality, assisting authorities in proactively planning citizen services for developing areas.
