Kochi: Bliss City Project Finally Set to Launch

KOCHI: After years of planning and a strategic alliance with the National Buildings Construction Corporation (NBCC), Kochi Metro Rail Ltd (KMRL) is set to launch its ambitious Bliss City project. This 31.43-acre mixed-use development in Kakkanad is transitioning from a mere concept to an active construction site, following the recent leasing of the first land parcels.

“We have officially leased 3.41 acres of prime land to investors, with development work expected to begin soon. The initial phase will feature a unique design that integrates commercial spaces, shopping, and entertainment facilities. Additionally, a secondary parcel of 1.62 acres has already been tendered and is in the process of being handed over,” stated a senior official from KMRL.

Located near the upcoming Kunnumpuram Metro station and district collectorate, the project site is valued between Rs 600 crore and Rs 700 crore. KMRL officials believe that progress on the Metro’s Phase II expansion will enhance investor confidence, turning the corridor into a hub for high-value real estate.

The project gained momentum after KMRL signed a memorandum of understanding (MoU) with NBCC in May 2024. Following a muted response to a 2022 expression of interest, NBCC was engaged to leverage its experience in large-scale infrastructure and investor relations.

The revenue models will offer flexibility, including both rental and revenue-sharing options, to attract a diverse range of stakeholders.

“NBCC has already attracted investors for specific segments, such as a proposed theme park spanning five to seven acres and an I-Max theatre,” the official added.

Out of the total 31.43 acres, the state government has already transferred 17.43 acres. According to officials, Bliss City will feature theme parks, high-end cinemas, gaming zones, retail malls, office complexes, modern warehousing facilities, diverse food courts, hospitality outlets, supermarkets, co-working spaces, and special residential areas.

“The project is strategically located to benefit from the Kochi Metro Phase II expansion, which will connect the area to the city and the IT corridor. The aim is to transform the landscape into a premier destination for both business and leisure,” the official added.
