CIDCO Launches 120-Acre Commercial Hub Project in Navi Mumbai


MUMBAI: The Maharashtra government’s City and Industrial Development Corporation (CIDCO) has announced a bidding process for the development of a significant International Corporate Park in Kharghar, Navi Mumbai.

This initiative is part of a strategic effort to establish a new business district in Navi Mumbai, mirroring the attributes of the prestigious Bandra Kurla Complex (BKC).

The planned corporate park will span approximately 120 acres and aims to become a modern commercial hub that invites large corporations, financial entities, and mixed-use developments.

This project will be developed in accordance with the state government’s Theme-Based and Iconic City Development policy.

CIDCO intends to engage a private developer through a competitive bidding approach, where the winner will be chosen based on the highest gross revenue share percentage offered to CIDCO in present value terms, utilizing the H1 selection method.

“CIDCO is making a significant move to reinforce Navi Mumbai as a global business hub with this corporate park in Kharghar. Our transparent bidding process aims to partner with a skilled developer to cultivate a world-class corporate ecosystem, driving investments, job creation, and economic growth in Navi Mumbai,” stated Vijay Singhal, VC & MD of CIDCO.

This project will unfold over a 20-year construction and development timeline, facilitating phased creation of office spaces, commercial complexes, and requisite infrastructure.

CIDCO’s initiative comes amidst increasing efforts by the Maharashtra government to redistribute commercial activities from Mumbai’s established business districts and foster new economic hubs across the Mumbai Metropolitan Region (MMR).

Future BKC?

Establishing a dedicated corporate park in Navi Mumbai aims to position the satellite city as a notable destination for business, finance, and corporate headquarters, according to experts.

This proposed development is expected to emulate the integrated planning model of BKC, recognized as a leading financial and commercial area in India. Industry stakeholders anticipate that a well-planned corporate hub in Kharghar could considerably enhance the region’s commercial real estate landscape and garner institutional investment.

The project will be executed via a Construction and Development Operator (CDO) agreement, allowing large developers to engage in comprehensive planning and infrastructure development within the site.

Real estate analysts highlight that the timing of this project aligns impeccably with the robust infrastructure advancements taking place in Navi Mumbai. Enhanced connectivity through highways, suburban rail systems, and the forthcoming Navi Mumbai International Airport is likely to increase the region’s allure for corporate occupiers.

The new airport is expected to serve as a significant catalyst for commercial development across Navi Mumbai, particularly in burgeoning areas like Kharghar, Ulwe, and Panvel.

If executed successfully, this corporate park could evolve into a key business and financial nucleus in Navi Mumbai, fostering job creation, attracting multinational corporations, and strengthening the commercial ecosystem of the region.

The project is anticipated to also escalate the demand for office space, hospitality ventures, and residential projects in nearby locales, further propelling Navi Mumbai’s growth as an alternative business hub to Mumbai.
