Home Sizes Up 17% in Two Years Across Seven Major Cities


NEW DELHI: The average size of apartments in India’s top seven cities has increased by 17% over the past two years, highlighting a shift towards larger units and a growing premium housing market, according to Anarock Research.

The report indicates that the average flat size rose from 1,420 sq ft in 2023 to approximately 1,676 sq ft in 2025. The National Capital Region (NCR) topped the list with a steep increase of 30%, with average unit sizes growing from about 1,890 sq ft in 2023 to around 2,466 sq ft in 2025, driven by a notable rise in luxury offerings. In contrast, the Mumbai Metropolitan Region (MMR) saw a 12% increase in average flat sizes, reaching 904 sq ft in 2025 from 810 sq ft in 2023, though it remains the city with the smallest average space among the top cities.

Hyderabad boasted the highest average flat size of 2,600 sq ft in 2025, up from 2,299 sq ft in 2023, followed closely by NCR. Bengaluru and Chennai also experienced significant growth, with increases in average home sizes of 21% and 24%, respectively, over the two-year span. Conversely, Kolkata and Pune saw only marginal increases of 2% and 5%.

Anuj Puri, chairman of the company, noted that larger 3BHK and 4BHK homes, along with additional study rooms, have become the standard across major markets, reflecting a persistent demand for more space despite rising prices.

The data revealed a remarkable expansion in average home sizes since the pandemic. From 2019 to 2025, average flat sizes in the top seven cities surged by 45%, increasing from 1,140 sq ft to about 1,656 sq ft. NCR experienced the most significant rise during this six-year period, with average unit sizes jumping by 97%, while Hyderabad saw a 53% increase.
