Ansal Heights Families in Gurugram Demand Action Against Builder


GURUGRAM: More than 300 families living in Ansal Heights, Sector 92, have appealed to the Haryana Department of Town and Country Planning (DTCP) for urgent intervention, claiming that their housing project has been inhabited for almost a decade without the required occupancy certificate (OC).

Residents stated in a release on Sunday that the developer began providing fit-out possession in 2015, promising that the OC would be obtained within six months. However, nearly 10 years later, the certificate has not been secured, raising serious concerns over safety and the legality of the occupation.

An occupancy certificate is a legal requisite that confirms adherence to approved building plans, safety standards, and regulations. Without this certificate, residents expressed worries about potential legal issues, fines, and challenges in securing individual electricity and water connections.

Additionally, residents pointed out complications related to property registration, resale, home loans, and compliance with fire and structural safety regulations.

Despite repeated assurances from the developer over the years, they reported no clear timeline or updates regarding the OC application.

“This goes beyond a contractual dispute; it’s a public safety and governance issue. Hundreds of families cannot remain in legal uncertainty while authorities remain passive,” stated a resident.

The residents are demanding immediate transparency regarding the status of the certificate, a binding commitment with a timeline to acquire it, and accountability for the extended delay and misleading communications. They have urged the DTCP and Haryana Real Estate Regulatory Authority (RERA) to ensure compliance and expedite resolution. Residents indicated they would pursue legal action if no resolution is reached. Attempts to contact the developer for comment were unsuccessful.
