NEW DELHI: The Mumbai Metropolitan Region (MMR) topped the land acquisition market in India in 2025, with 32 deals covering over 500 acres, according to Anarock Research. This accounts for more than 13% of the total land transactions in the country for the year.
Overall, 126 land deals involving over 3,772 acres were completed in India in 2025, which is a slight decrease from 133 transactions in 2024 but a significant increase in land area, up from approximately 2,514 acres in the previous year. In 2024, MMR recorded about 30 land deals encompassing over 607 acres.
Residential development led the land acquisitions, with 96 deals covering around 1,877 acres for housing projects, including plotted developments, integrated townships, and luxury villas. Mixed-use developments accounted for eight deals across 1,045 acres, while industrial and logistics parks had four transactions totaling nearly 597 acres. Commercial developments and data centers together accounted for about 79 acres across 12 deals, and around 107 acres were obtained for warehousing and over 13 acres for retail projects. The intent for development on approximately 51 acres across three deals is still undecided.

Among the top seven cities, Bengaluru followed MMR with 27 deals covering over 454 acres, while Pune recorded 18 transactions totaling about 308 acres. The National Capital Region (NCR) saw 16 deals for roughly 137 acres across Gurugram, Noida, Delhi, Greater Noida, and Ghaziabad. Hyderabad had nine deals for around 57 acres, primarily for residential use, whereas Chennai recorded eight transactions for nearly 122 acres, mainly for industrial, logistics, and residential developments. No land transactions were reported in Kolkata during the year.
“Residential, commercial, data centers, industrial, and plotted developments are part of the planned investments in the region. A total of 126 separate land deals for over 3,772 acres were completed in 2025 across the country. Notably, land acquisitions were not confined to luxury residential projects; they also included integrated townships, industrial parks, and mixed-use formats,” said Anuj Puri, chairman of Anarock Group.
In tier-II and tier-III cities, 16 land deals covering about 2,193 acres were finalized in 2025. Ahmedabad led this category with three transactions spanning over 600 acres, followed by Amritsar, Mysore, Nagpur, and Vadodara, each with two deals. These acquisitions primarily focused on residential, mixed-use, industrial, logistics, and retail developments.
