THIRUVANANTHAPURAM: The construction of the QUAD project—an integrated IT township in Technopark Phase-IV (Technocity)—has officially begun. The initial phase includes the development of an 800,000 sq ft IT building, managed directly by Technopark and constructed by Consolidated Construction Consortium Ltd (CCCL). Slated for completion in 36 months, it is projected to create around 26,000 direct jobs in its first phase, solidifying the city’s status as an IT hub in southern India.
A senior official from Technopark stated, “This construction launch at the QUAD site marks a pivotal moment for Technocity. The project embodies our long-term vision to create a live-work-play ecosystem, attracting leading tech firms and generating high-quality employment for local and regional talent.”
The QUAD project encompasses 30 acres of integrated micro-township, designed to include modern office spaces, commercial complexes, and residential areas, thereby fostering a self-sustaining environment for both professionals and businesses. It is expected to transform Thiruvananthapuram’s economic landscape by attracting domestic and international IT/ITeS firms through top-tier infrastructure and connectivity.
The IT building will be equipped with cutting-edge workspaces and amenities that adhere to global standards, incorporating sustainable practices and efficient building management systems. Prior reports suggest that the development aims for substantial environmental credentials, along with ample parking and service facilities.
In conjunction with this construction initiative, Technopark has extended the tender deadline for the second IT building under a co-development model to February. This expression of interest (EOI) for co-developers encompasses an additional IT tower and commercial complex within the QUAD campus, which presents significant opportunities for private sector involvement. The strategic campus plan encourages developers to construct and manage these assets, further unlocking employment and commercial potential.
The proposed second IT building for co-development is expected to offer approximately 800,000 to 1.35 million sq ft of leasable space under a flexible floor area ratio (FAR) plan, with a similar scale of office and retail spaces in the commercial complex.
Technopark Phase-IV is rapidly establishing itself as a major tech destination, with significant projects like the TCS campus, Digital Science Park, Emerging Tech Hub, and Kerala Space Park enhancing the diverse technology ecosystem.
