GURUGRAM: Over 200 residents of M3M Golf Estate in Sector 65, together with the Golf Estate Action Group (GEAG), staged a protest march on Sunday, accusing the developer of making “unilateral decisions” without including homeowners in key discussions.
A primary concern was the non-disclosure and alleged misuse of the interest-free maintenance security (IFMS) fund, estimated at over Rs 100 crore. Residents claimed that proper accounting has not been provided despite repeated inquiries.
Additional issues included unexpected increases in common area maintenance (CAM) and electricity (CAE) charges. The silent march commenced at 10 AM from Elevate Club, with residents carrying placards that demanded transparency, accountability, and legal compliance in community management.
In response, a representative from M3M denied the allegations, stating, “The Golf Estate community is entirely managed by its resident welfare association (RWA), which is operational. All management, maintenance, and daily operational decisions are made by the RWA and its governing council. M3M India does not influence the RWA’s functioning or decision-making processes, and any suggestion to the contrary is incorrect.” Residents declared they will not tolerate the builder’s alleged lack of accountability and financial opacity.
They criticized the builder for holding secret meetings outside the condominium and designating select residents to act on behalf of the entire community. Residents highlighted that it has been over eight years since the last valid RWA election, questioning how a large community could function without a proper welfare body.
Moreover, protesters alleged that M3M raised CAM and CAE charges without proper authorization, violating district registrar (DR) orders that prohibit any increases without general body approval.
